Good Morning CGs!

So big temperature sweep today. 30 yesterday, 48 today, maybe 53 tomorrow? I hate it because it messes with my sinuses and now I feel like crap. Oh well, I'll take the warm weather

I hate people on CL. I am selling some random furniture and baby items. I take emails in order to be fair, I'll let the next person know. So why does the next person who wasn't fast enough make a fuss and tell you "Forget the first person, I'll come right now if you'll sell it to me". No, I won't. Not my style. If the first person doesn't want it, fine, you're next. Too bad. I dunno, I just find that irritating.

When we're selling something it's the first one with the money wins. I tell all buyers first come first served. I'll hold it for a short period with a good deposit. 10% or so. Talk is cheap. Money talks and bullshit walks. Simple.


Good morning.

This morning we're off the the tax appraisers office to file for exemptions and attempt to get our taxes as low as feasably possible. That's always lots of fun. Tomorrow meet the new tenants to sign and notorize the lease and later hook up with the petsitter for a walkthrough and review for the animals care. Saturday we head to the Keys for 6 days of fishing, eating, gambling and general relaxation. Wednesday I have to take the boat out to the bay, get my annual ramp pass and give it a good on the water test run. It runs great in the yard. Now's the time to put it back into action. We have tow boat and on the road trailer assistance so I'm covered should something not go as planned. Plenty of little things to do to fill in the time voids and get ready for 6 days of R and R. Going on vacation can mount up to a lot of work.

Nuts...bad night, woke up with to many blankets on and never did get back to sleep right. Went out and did some shooting yesterday and that added to my usual aches and pains......but 60's here today which is setting records all over for January....TB it should be 70's down in your country.

I am going to get the C5 out after lunch and enjoy. We are booked to Pheonix for a week in March and looking forward to that. Lots of work between now and then though....

This will be the return of the petsitter since we moved. If all goes well I can start planning our next adventure. On the drawing board is another cruise next spring to the southern Carribean. There is not as much discetionary income floating around as we once had. This house became a refuge and a semi permanent vacation spot, not that I'm complaining. All we need lies inside the front gate and behind the fence. This morning I saw what I believed to be an eagle perching on a dead tree just outside my back fence. I got the camera and took a picture. I snapped hastily so a bird coming in from the side wouldn't spoil the pic. The bird coming in from the side was a hawk. Boy would that have been a shot. A hawk and an eagle in the same frame. Oh well. I don't let kitty roam the yard. That hawk flies by every morning looking for breakfast. I'm sure kitty would make a fine meal. Kitty is being groomed as an indoor cat.

Morning guys....it is supposed to be warm today, not quite 70 but nice. Been running around this morning putting out fires from the screwed-up week last week.

Wednesday is teacher in-service/middle school b-ball tourney, so another screwed-up week. Men's group meeting Wednesday, Dr. appointment Thursday (pre-pre surgery).

My last vacation was in......1976. I went with a group of friends to the beach in Ocean City,Md for a week.
They all wanted to sit on the sand all day SJ'd & MN'd.

It really sucked.

The homestead exemtion tax break is complete. That knocks down some of the assessed taxable value. Upcoming is an attempt at a partial agricultural exemption. A little more tricky. We have to get a letter from the zoning board accepting the change. Crossing fingers. We'll see how that goes but we have agriculture all around us. The lower the taxes the more affordable the home.

The homestead exemption was a law that passed way back in time in Florida counties. It allows for the first 25K in the assessment to offset your taxability on your primary residence. This was written back in the day when you could buy a house for 25 grand. It protected low income retirees from being taxed so high they could no longer afford their homes. As housing prices rose the exemption did not. A different law in the 90's protected the homeowner from more than a 3% valuation increase per year. So if housing prices jumped 20% the amount you paid in taxes could only go up 3%. I'm sure some of you have seen a person that had a nice home on a nice piece of property that perhaps they bought 40 years ago. They retired and the property valuations rose and rose and rose. So some old folks on a fixed income that used to live on an abandoned stretch of beach they bought for 22K is now deemed to be worth 1.5 million. The $1250 dollars they collect a month wouldn't come close to paying for the inflated property value and people were unjustly losing their homes to the tax man. Certain protections were built in to protect your primary residence from such occurances. You now knew you had a place to hang your hat and wouldn't be stripped of it by inflation and accelerated valuations. It was an affordability issue. Florida used to be one of the retirement capitals of the world.

We have a homestead act but it only protects you from creditors.

Also a 3% cap on increases.

But no income tax.

One of the reasons I stayed so long in my old house was to take advantage of my tax base. I payed less than $1000 a year in property taxes. Last year my taxes were originally slated at $7500 at the new house but got it whitled down to a little over 5 grand due to market depreciation. I'd like to see it in the $3300 range. A lot of my hard earned cash goes to paying the property taxes. The insurance company wants around 10 grand a year for insurance. Right now I'm self insured. If something happens then we take the hit. 15 grand a year for taxes and insurance seems a little to rich for my wallet. My total for both last year on my old house was about $2500. True, it wasn't a fantastic neighborhood, I didn't have a garage but it was cheap and we could go and do just about anything we wanted to. Travel, dining, entertainment, whatever. Plenty of spending money. We're on a tight budget now. Still, it was worth the price of admission. That's why our home is out castle even if we must render unto Caesar what is Caesars. Sonofabitch.

I can understand that, but I kind of like the idea that if you were first, you get first dibs. I won't hold it forever, but one day is reasonable. I just sold a baby bouncer that I held for the guy since he emailed me Sun morning, and a lady should be here for a nice bookshelf I had who also emailed me Sun morning. I would hope for the same if I contacted someone for something I wanted. As far as a deposit...you never really know what something is until you inspect it.

The homestead exemption was a law that passed way back in time in Florida counties.


Technically, all of your exemptions are Homestead exemptions

There was no carnage thread: I was too angry. It's hard to explain if you don't know NCRS rules, but a basic institutional failure (something that should never happen) led to us getting an important award at the NCRS National and than having it taken back very publicly within half an hour.

In the end, the NCRS was a significant entertainment expense for us and it ceased being in any way entertaining.
