My track record of renting 2 rooms out in my house is going from bad to worse. I kicked a non-payer out last month that trashed the place...

Now my only paying tenant has been gone for about 5 days after not paying this month. Left his dog and flat screen all his shit here too and didn't tell anyone. He's never asked me to feed his dog before and knows I'm gone for days at a time, so I can't see him planning a trip that way.

On Saturday a postcard showed up from Chicago, which I'm pretty sure is from his secret gay lover, saying basically "I'll see you next week in NYC before you get this." His cell phone still rings and goes to voicemail, so I assume he's still alive at least. I don't have any other contact info for him.

WTF?

Anybody want a well behaved Rottweiler? Feed me!

Hes probably in jail or on a crack binge. Put his stuff in boxes and throw it out in the garage. Hes done.

Just got my rent raised yet again as the current roomate can seem to remember to pay her rent on time either. He got tired of it and upped it;cant understand why she should pay a late fee. At 50 something years old she hasnt lost her sense of entitlement. Can always find time to go out and get a free meal from some guy but in a months time cant plan out paying rent on time.

I don't think the state of CA allows landlords to charge late fees. Many do anyways and nobody questions it though.

If this guy is gone for 2 weeks, he forfeits the lease by abandonment. Much easier to get rid of people that way.

Sucks. He was consistently about a week late, but he always paid and he kept to himself.

There's something to be said about consistency with payment but when he abandons things that's forfeiture of lease, and by abandoning an animal, that's cruelty to animals and jailtime. Take the pooch to the humane society where a good person can give him a dependable home. Even if he were in jail, they are allowed phone calls and mail to let you know the situation and make provision for the animal, as well as you for payment or what to do with his things.
Go through is mess and/or phone, find some family or something, drop his crap off with them and take the pooch to the adoption agency.

Well, it's only been 5 days. Even if I do cancel the lease after 14 days for abandonment, I'll hang on to the dog longer in case there's any possible good reason why he's gone if he comes back for it.

Even if he's a complete moron and left his dog without telling anyone, to go see a friend in NY, I'll assume he'd have to be back at some point to go back to work. If I don't hear from him soon I'm going to go in his room and see if there's any info in there to point me in the right direction. I usually have other contact info and job references on renters, but I can't seem to find his.

Normally I'd just be pissed and eager to get the room filled by someone else, but when they leave valuables and their dog behind, it seems suspicious.

The dog is great, but I don't have enough attention span to take care of one right now.
