That looks great !
Where is this ? Looks like Florida or deep south somewhere. Kind of looks like you're backed-up against a swamp or bayou. |

I like the tile, actually. I prefer the green over the brown, but it looks nice. I would consider losing the gnarly looking wall paper stuff, tho. Go with a nice complimentary paint... I would use white for the brown, and a very pale green for the green.
The house looks in pretty nice shape, all in all. Even tho the appliances are a bit old, they are serviceable. I would consider selling them on Craigslist if they still work. Keep the fridge for the garage. |

Dining room
Living room There is a nice sized family room to the right of the kitchen. I'll have to get a shot of that and more outside shots after the clean up. The yard is 90% cleaned up. Still have planting and fence resetting to finish. Pressure wash the sheds and other odd jobs in the yard. Inside I still have to paint the master bedroom and bath, kitchen family room, laundry room and garage needs some finishing. All the lights and ceiling fans are up and working. The electric is completed in the garage, Still have to change out the cicuit breakers, trench electric to the gate and shed. Roofers under contract to replace the back flat roof and repair patio and garage roofs. Replace wood as needed. Security man comes tomorrow to prewire the system. 9 security cameras are going in. Tuesday the garage door and gate will get motors. Contracted an awning company. There building a cover for the water pump and water softening/purification system plus building a 3 car carport. The verts will get the gargage. The hardtops will get the awning plus car covers (which they've always had). Just want to give the cars some added protection from the elements. |

Right now we're getting it move in ready. After awhile the bathroom cabinet will get replaced and we're going to get a matching pantry for the kitchen. Still about two to three weeks out but we're moving in the right direction.
So that's about it for now. |

Here is a pic of the kitchen and a previous sales attempt before the prices plummeted. The highest sales price for this house was 480K. Funny thing. My wife ran into the grandson of the folks that had this house built in 1972. He said he was over there all the time. They lived here till they died. It was sold 3 more times (now 4) since. This is from a listing about 3 years ago.
Price: $540,000 Type: Single Family Address: xxxxx Sw 324 St, Homestead, FL, 33030 Bedrooms: 4 Bathrooms: 2.0 Year Built: N/A Sq. Footage: 2436.0 Price/Sqft: $221.67 Property Tax: $7,792 Credit Check: 3 FREE Credit Scores Sale Type: Expired Listing Attach file: stainless.jpg (9.85 KB) |

Not really. A few come out now and then but have a taste for small domestic animals. Machetes are common here so it wouldn't take long before someone would lop off his head. They're not protected, considered a nusance so if you kill one, no harm no foul. I'm pretty well used to strange reptiles. Hell, there are millions of alligators here. They can put a bigger hurt on you than a python. And in the local waters we have sharks, baracuda. moray eels, Portugese Man of War jellyfish. The list goes on and on. Now... lionfish .........Geez ........... |

The main house roof is fine and redone in 2002. The back flat roof had cracked seams letting water through and damaging some wood. The roofers are tearing off, replacing a couple of beams and the damaged tongue and groove decking. Then they're applying a new multilayered hot mopped roof. All done under permit. The county will give me an OK when it's done to their satisfaction. Our building codes are among some of the toughest in the nation because of the hurricanes. That's the biggest and most important project on the house.

After we're done and I bring in the cars the house should look like a set on Miami Vice. I should offer it for use on the Burn Notice set. They might like it.

I like the SS a lot. Just the difference in the other pic says it. You can save a lot (like 30%) when the appliances go on sale. But, DON'T GET MAYTAG ! It's going to be well worth the effort. You gonna keep your bread in that mailbox??? |

Looks good Tommy. But I never understood why people put tile in a bedroom. Must be a southern/tropical thing?

I had carpet 20 years ago. With dogs and people with dirty feet carpets are nothing but dirt collectors. Tile is the way to go here. Washable area rugs are widely used. Sweep and mop your good to go. What BillH said about the gators is true too. I never understand the wooden floor thing, especially down here. Moisture and humidity are not wood friendly. |

The moisture and humidity aspect makes sense, Tommy. Up here in the North tile floors are coooooooold in the winter. Not what you want to get out of bed to.
