It's a weird summer so far.....and then the Guru gets broke. I still think it was the music minute overload. It is hot here and getting hotter. TB is sending it on up to us. Thanks TB!

Working on sending out some bills, it is my favorite part of being in business. Gotta go glad we are up and running again...

Howdy! Nice day today - not as good as yesterday, which was picture-perfect, but I'll take it. Made some more progress on the deck last night and ripped off the old fascia. Supplies are starting to arrive - my air gun for the hidden fastener system came yesterday, along with the nails for it.

Enjoy the rest of your day, gurus!

It's hot and looks to be going to stay that way for several days. We had a real nice shower last night, just didn't last long enough. I'll be glad to send somme of this hot crap up north way.

Servere thunderstorms last night. HOT and HUMID today.

Come on Friday...vacation awaits. I'm like a kid waiting for Christmas. I guess that's what I get for only taking the one vacation a year.

I'm kind of like this forum today... slow to get going. I have been pretty useless all day. Tonight I got to get back under the car and drop the exhaust system again and take my time putting it back up. Its rubbing and bumping and leaking at some of the band clamps. I really hate this part of car ownership.

I am finally getting close to digging out an old concrete slab. In places it is 8" or more thick, which really is tough and slow going.

It's a moderator that wrote it. I'll let him fix it. Thunder and lightning with heavy rain. Nothing new for here. It's rainy season. Wifey decided to finish the paver job today. I had to cut about 12 of them to fit. We mudded in the plant boxes she built. That job for me is pretty much over. I'd rather drive a nail into my head than do some of the shit jobs she digs up for me from time to time. Wives .......
No word on the house. They have 15 business days to decide. I'm trying to keep neutral on it but I do find myself swinging between highs and lows on this deal. One minute I think we'll get it, later I think they're going to try to sell it for more. I've got nothing to lose and everything to gain so I try not to think about it. Wonder what caused the Guru crash. Things that make you go hhhhmmmmm. I'm soaked , I'm dirty and I'm tired. What else is new.

That's just not natural. There ought to be a law against it. There is something in the bible about things like that.

Just heard from the selling lender. BID REJECTED.
I have an opportunity to increase my bid. I countered with "What will you accept?" Screw em. I'm not gonna play to many games with these people. Let the banks hold their foreclosures. There's a limited pool of people that have the money to buy. I'd like to move but I don't have to. Plain and simple.

Similar situation two years ago while trying to buy a Short Sale Home. We waited and waited for a decision from the primary lender. The second mortgage holder accepted our offer and it took about two or three months to get a rejection from the first mortgage holder that said not enough money. We said the same thing. It your house Mr. Banker! What a goat rope!!

That's just such bullshit. You ought to sue then for the time you spent at the auction.

They have an addendum sheet that holds them accountable for less than nothing and more. You are fully accountable. The company and the banks have more protection than a double rubber. I read all the paperwork. Basicly, they set the rules. You can play but it's their game and they can pick it up and go home anytime they want. Kinda like Andy.

Screw em. Get a piece of land, put a module house on it and an 8 car garage. have the landscaping done by....you know.

They could have the house up & ready in 2 weeks.

Hurricanes negate the possibility of modular homes. Zoning issues. Land ain't cheap here either. Best to scavenge for a good deal. I like being a vulture.

I'd think the good ones wouldn't have that problem. They're built stronger than stick built. They can be speced to handle the wind loads (and the extremely high snow loads here.

“In a FEMA study following the Hurricane Andrew in 1992, it was found that wood-frame modular homes in hard-hit Dade County, Florida, stood up to the devastating winds better than stick-built homes. The finding states: ‘Overall, relatively minimal structural damage was noted in modular housing…’The report also points out that the construction method of modular homes ‘provided an inherently rigid system that performed much better than conventional residential framing.”

There's modular, and then there's good modular. The large upscale modular's can run over $250k + install.

Moot point though.
