But we only learned that the deal had gone through today.

It's literally been months in the making! And here we are... buying our first home!

It is in the big town of San Pedro, CA. Up the hill from the Port of LA. We do have a 2nd floor, unobstructed view of the port. Should look lovely at night.

The house was originally built in 1939 by a local real estate magnate by the name of Peck. He was famous enough that they named a nearby park after him. He died in 1940, so this was one of the last of his houses.

The first pic is the front, then the garage. The next two are of the breakfast nook's built in hutches.

The next one is of the rear, that is a 2 story addition, with a master suite upstairs and a living room, with wet bar, down.

The last picture is of the kitchen itself.

The house has 2600 sq ft, on a 5000 sq ft lot, which is rather big around here.

San Pedro isn't the best part of town, so to speak, but the area where this is, Holy Trinity, is really on the upswing. A real nice, quite area of vintage upscale homes.

For all you house building geeks, the floor joists - get this - are 2x12's!!!! And they appear to be on a 14" or 16" center. This house is BUILT.

There is a small, 4'x8', service basement. Heater, water heater tanks are down there. The house has solar - hot water panels on the house, electric on the garage. Can't wait to see what that does for our energy bill.

My first order of business is to add Ethernet to the house, before we move in. I am going to run a wire to the back living room, one to the master bedroom down stairs, one to the master bedroom upstairs and one into the front living room. Bastet is going to be moving her office to that front living room (the room on the far right in the first picture).

As a future plan, the attic can be easily finished and add another 400+ sq ft to the place. I may finish it as a loft for my dream of doing a train set again. Or even move my office up there and leave the 2nd room as a guest room. We are also going to add a kitchen out back... that's a few years away.

Most exciting!!! We will be closing escrow next week and should take possession about Aug 8 or so!

Congratulations... What an exciting time for you guys.

It really is a nice little house. I love the stone front and stone garage! Also, looks like little mowing to do. That is a plus. And by the looks of it Tom has already been there to build your cabinets for you! Nice Find!!

No thunder stolen. Sounds like the perfect storm to me. I'm very happy for you both. Guess we've lost you to the left coast. I'll still get to see you though on the Sebring swing. I like it. My kind of place.

Very nice place Andy. 2x12's on 16 would have been the norm back then. I really like the style of the house as well. It appears to have an updated kitchen. Corian tops? Is that all garage? or is there a separate living space? Any way around it, you got yourself a great place.

Wow! That's great! I just have trouble reconciling the front and the back in my mind from the pictures. It looks absolutely huge in the back!

With those joists, you should be able to lay any type of flooring you see fit if you ever decide on something like that.

A little history... the house, for the last 15 or so years, had been a rental. Apparently, it was rented out to a halfway house kinda deal. I am not sure, but I think it was a halfway house for rehab ppl.

The condition is a result of trying to sell it for the last year. They first tried as is, and that didn't work, so they really fixed it up. The condition is very good, structurally, but it does have some detail issues, but nothing huge.

The garage has two bays, plus a workshop/storage area.

The countertop is tile. It was brightened up a bit, but it is small. If you look at the back of the house, the plan is to punch out the wall from the window right to the edge and build a real kitchen. Then, take down some walls and enlarge the dining room.

The attached image shows the house and our new neighbours. The gentleman who lives in the house left has lived their since 1947!!!! The house on the right is newer, it was the result of a split deed 30 years ago.

The roof shows the existing access to the master suite, I am planning on enhancing that area to access the attic.

I would have liked to enlarge my kitchen but it was impossible without building an addition.

But I do have some prespective on building a new kitchen.

So it looks like it has two roofs? The front part and the rear addition? I like the garage. San Pedro is near the harbor/airport, that area? I think we traveled up there from Port Hueneme for a class once.

Yes on all counts.

The map gives you all a general idea of where we lived to where we are moving. The entire area in the gray circle is call "South Bay".

The upside? Check out that green dot on the 110 freeway... we are closer to it by 10 minutes, easy. We are at the bottom end of the 110, and only 1.5 miles from it. Our old house is about 20 minutes away, with traffic and red lights!!
